Property Assessment Information

Manitoba Assessment Services is responsible for the assessment of all real and personal property in the Province, excluding property in the City of Winnipeg, delivered through 10 District Offices. The City of Winnipeg is responsible for property assessment services in Winnipeg. The District Assessment Office for the Town of Sainte-Anne is located in Steinbach. In Manitoba, property is assessed at market value in accordance with The Municipal Assessment Act. Market value is the most probable selling price of the property had it been sold by a willing seller to a willing buyer. Regular reassessments ensure that property assessments keep pace with real estate market conditions, and taxes are distributed fairly to property owners.

Property in Manitoba is grouped into 10 property classes on the basis of use, and a portion of the assessment is taxed. Property classes and the portion of assessment that is taxed is established by regulation under The Municipal Assessment Act.

Board of Revision for 2025 Assessments

If you disagree with your assessment, the first step is to talk to an Assessor with the Manitoba Assessment Office in Steinbach (204-326-9896 or assessmentsteinbach@gov.mb.ca). If you are still concerned with your assessment after speaking with an Assessor, you may submit an appeal to the Town Board of Revision. Appeals must be submitted in writing and submitted by 4:30 pm on August 26th, 2024 at the Town Office. The Board will sit on September 11th, 2024 to hear the appeals submitted.

What is the Board of Revision?

The Board of Revision is a committee, appointed by your municipal council, to hear applications to review assessments. Assessments are reviewed annually by the Board of Revision and you may appeal your assessment based on the following reasons:

  • The amount of assessed value;
  • Whether your property has been put in the correct property class;
  • Whether your property should be exempt both municipal and/or school taxes;
  • Refusal by an assessor to amend the assessment roll based on a written application.
