Assessment and Property Information Block

The header and assessment/property information block consists of the following:

  1. Roll number - this is the identification number of the property assigned by the Manitoba Assessment Branch.
  2. Property owner(s) name and mailing address on record at the time of printing.
  3. Real property information means the physical address the legal description of the property, how many dwelling units (how many homes) are on the property assessment records, and the frontage or acreage of the property found on the land title.
  4. Title or deed number is the Certificate of Title issued by Manitoba Land Titles Office in the name of the property owner.
  5. Tax status and Assessments:
    1. Tax status lists the property's liability type, whether it be taxable, exempt, grant-in-lieu, school tax exempt, etc. This is determined by the classification of the property by the Manitoba Assessment Office, as set out in The Manitoba Municipal Assessment Act. For more details, click here for a FAQ Sheet.
    2.  Assessments of your land and building are determined by the Steinbach Branch of the Manitoba Assessment Office (MAO). These assessments are estimations of your property's market value, and are re-assessed every two years by the MAO. Click here to learn more on how assessments are determined.
  6. Class, Portion % and Portioned Assessment:
    1. Class means the category your property falls under, based on type, use, size, and ownership criteria, as determined by MAO. There are 10 different classes of properties.
    2. Based on your property class, the Portion % determines how much of your assessment is actually taxable. For single family homes, Residential 1 is the common classification. This means 45% of your full assessment is actually taxable. Commercial properties are classed under Other Property, and 65% of their full assessment is taxable.
    3. Portioned Assessment is the resulting of your total assessment, multiplied by the Portion % rate, to obtain the portioned assessment. This is what is used to calculate your property taxes.

Every 2 years, the Manitoba Assessment Office sends all property owners in Manitoba a re-assessment notice, advising you of your new assessment of your property for the next property tax year. In 2026, property owners should expect to receive a re-assessment notice that will start in the year 2027. This assessed market value is based on April 1st, 2025 market values.

Every property owner should review the information on the re-assessment notice, and determine if you are in agreeance with the estimated market rate. If not in agreement or have questions on the assessment, you are strongly encouraged to speak with an Assessor at the Steinbach Branch of the Manitoba Assessment Office.
